Renting a property
with us
Start by getting in touch with us via our contact form, email, or WhatsApp with your preferred dates, destination, group size, and budget. Our team will respond promptly with available options and guide you through the booking process from there.
This varies by property. Many of our luxury rentals include full staff — private chef, butler, housekeeping, and concierge — as standard. Others offer these as optional extras. All included services are clearly outlined in the property listing and confirmed at the time of booking.
Food, beverages, activities, and transfers are typically quoted separately unless stated otherwise.
Minimum stays vary by property and season. Most of our properties require a minimum of 4–7 nights, with longer minimums during peak periods such as Christmas, New Year, and Spring Break. Specific requirements are confirmed at the time of enquiry.
Our most popular properties — particularly during peak season from November to April — can book up 6 to 12 months in advance. We recommend enquiring as early as possible to secure your preferred dates. That said, we do sometimes have availability at shorter notice, so it is always worth reaching out.
We accept bank transfer in GBP, USD, EUR, MXN, and SEK. Typically a deposit of 50% is required to confirm a booking, with the balance due 60 days before arrival. Full payment terms are provided at the time of booking confirmation.
Cancellation terms vary by property and are provided in full at the time of booking. As a general guide, cancellations made more than 60 days before arrival may be eligible for a partial refund of the deposit. Cancellations within 60 days of arrival are typically non-refundable. We strongly recommend taking out comprehensive travel insurance to cover unforeseen circumstances.
Absolutely. Our local concierge teams are on hand to arrange everything from airport transfers and private drivers to surf lessons, whale watching tours, deep-sea fishing, restaurant reservations, spa treatments, and cultural excursions. Simply let us know what you have in mind and we will take care of the rest.
Many of our properties are ideally suited to families. Please let us know the ages of any children in your group when enquiring and we will match you to properties with appropriate facilities — including shallow pool areas, high chairs, cots, and family-friendly layouts where available.
Buying a property
in Mexico
Yes — foreigners can legally purchase property in Mexico. However, there are specific rules for properties within 50km of the coast or 100km of an international border (known as the Restricted Zone). In these areas, foreign buyers typically purchase through a fideicomiso (a bank trust) or via a Mexican corporation. Our team can connect you with trusted legal advisors who specialise in foreign property purchases in Mexico.
A fideicomiso is a Mexican bank trust that allows foreign nationals to hold beneficial ownership rights to property within the Restricted Zone. The bank acts as the trustee and holds the title on your behalf, while you retain all the rights of ownership — including the right to sell, rent, or pass the property to your heirs. The trust is typically renewable in 50-year increments.
In addition to the purchase price, buyers should typically budget for the following costs:
Acquisition tax (ISAI) — approximately 2–4% of the purchase price, paid by the buyer
Notary fees — typically 1–2% of the purchase price
Fideicomiso setup — one-off bank fee, typically USD $1,000–$2,000
Annual fideicomiso fees — typically USD $500–$1,000 per year
Legal fees — we recommend engaging an independent Mexican property lawyer
Agent fees — discussed and agreed transparently at the outset
Total closing costs typically range from 4–7% of the purchase price. Our team will provide a full breakdown as part of the purchase process.
A typical property purchase in Mexico takes between 60 and 90 days from offer acceptance to completion, assuming no complications. The process involves due diligence, notary preparation, fideicomiso setup (if applicable), and title transfer. Our team works with trusted local notaries and legal professionals to keep the process as smooth and efficient as possible.

Mexico's Pacific coast — including the Riviera Nayarit — enjoys its best weather from November through April, with warm, dry days and mild evenings. This is also peak season for whale watching. Summer months bring occasional rain and lush jungle scenery, and can offer excellent value.
Mexico City, Mérida, San Miguel de Allende, and other inland destinations enjoy pleasant year-round climates, with peak travel during the dry season from October to May.
